Executive summary

CMB's screened HM Land Registry dataset contains 35 commercial-leaning records over the 60-month reporting window, with a median recorded price of £220,000. The small sample means that one larger transaction can materially change an average, so the report uses the median and publishes identifiable sector counts rather than presenting a false town-wide yield benchmark.
Retail is the clearest classified theme, with nine records, alongside one industrial and one pub record. A substantial majority of the remaining dataset cannot be assigned to a sector confidently from the registered address. Those records remain in the commercial total but are not silently relabelled.
Construction Capital's current town index does not contain a distinct Uttoxeter planning or residential snapshot. This page therefore does not borrow Stafford's figures or present missing coverage as zero. The next data-lake expansion should add an East Staffordshire and Uttoxeter-specific feed; until then, the live evidence layer is the town's CMB Land Registry commercial dataset.
Transaction activity
The classified transaction evidence is led by retail property. The Land Registry subset includes Unit 2 at Dovefields Retail Park at £2.34m in Q3 2025, 9 Market Place at £360,000 in Q1 2025, 12 High Street at £315,000 in Q4 2024 and 11 High Street at £393,000 in Q4 2024. Additional High Street records range from £135,000 to £534,000 in the displayed sample.
The industrial subset contains a Q4 2025 record associated with Tuffa UK at Dovefields Industrial Estate at £548,680. The pub subset contains the Queens Arms at Rocester at £590,000 in Q3 2025. The wider commercial-leaning sample also contains unclassified records at Dovefields, Market Place, Bridge Street and surrounding villages.
These prices describe completed Land Registry records; they are not current asking prices, formal comparables or evidence of vacant possession value. Property condition, tenure, lease income, covenant, lot composition and the exact rights transferred can all explain differences between apparently similar records. Any finance proposal still requires a current valuation and asset-specific lender assessment.
Sector interpretation
Retail represents nine of the 11 records that can be assigned confidently to a named sector, making it the clearest observable strand in the dataset. That does not mean retail represents the same proportion of the entire Uttoxeter market: nearly nine in ten records carry no dependable sector label in the underlying classification. The correct conclusion is that retail evidence is visible, not that every unclassified property is retail.
Dovefields provides both retail and industrial examples, while the town centre supplies a sequence of smaller High Street records. This creates different finance cases within a compact geography. Smaller loans can be affected by lender minimum-loan policies and fixed professional costs, so the cheapest headline rate is not always the lowest total-cost option.
For an investment mortgage, lenders will test sustainable rent after allowing for voids, management, maintenance and interest stress. For an owner-occupier, they will examine trading history, debt-service capacity and the property's marketability. Transitional assets need an evidenced exit: sale, refinance onto a term facility, or repayment from another clearly documented source.
A strong Uttoxeter submission should include the exact property use, valuation or purchase price, tenancy schedule where relevant, requested loan and term, borrower accounts, relevant experience and a concise explanation of the repayment strategy. If works or planning are involved, add the cost plan, permissions, programme and professional team. This lets the broker distinguish a standard term-mortgage case from bridging, refurbishment or development finance before approaching lenders.
Data coverage and outlook
Uttoxeter's current commercial sample is sufficient to publish a useful transaction briefing, but not to support precise sector yield ranges or definitive price-growth claims. The planned extension is a separate Uttoxeter residential transaction snapshot and an East Staffordshire planning-register screen with a declared geographic boundary and retrieval window.
Until then, the most useful signals are the arrival of new classified commercial records, repeat activity around Dovefields and the town centre, and any increase in the number of records that can be assigned reliably to retail, industrial, hospitality or land. Users should treat the report as a market-screening tool and follow through to the original Land Registry or planning source before making an investment or lending decision.
